Why does the Thompson school need to be renovated/rebuilt?

Initial construction finished 1956. No major renovation since then.
Current problem areas:

  • gym roof is original and considered in danger of imminent failure
  • roof on rest of building is older membrane roof, fair condition, in need of complete replacement in 1 to 2 years (numbers adjusted for time elapsed since Statement of interest written)
  • heating system is original to building and has suffered failure of steam distribution pipes within walls
  • no fire protection system
  • poor ventilation, temperature regulation
  • accessibility: most of school is not ADA compliant, including area (B wing) for grades 1-5 accessed by stairs only, also including plumbing fixtures throughout  school. To bring school to ADA compliance will probably take >30% of value of school (school value=$5mm in 2008)
  • original electric system is inadequate for current usage. Fuses often need to be reset during the day; only 2 outlets per classroom
  • facilities are inadequately sized, including rooms for art, music, computer, library. No spaces at all for science, media, special needs & ELL tutoring
  • heating costs are much higher than they need to be, despite uneven and inadequate heat
  • windows are original, single pane, many in poor shape/broken/crazed, and/or replaced by plexiglass or plywood
